"My parents lived in Fort Myers Beach for over 30 years in their retirement. When my father passed away in July 2021, as trustee of his estate, I had to sell his condo. My husband and I scheduled a trip to FMB for October 16 – 22 to clean it out and prepare it for sale. I knew I had to find a local real estate expert to help me. On Friday October 8, I began searching on the internet for some Realtors® to interview, I noticed that Alex King from Premier Plus Realty had a listing in my father’s building. It was 5:00 AM in CA, and I sent Alex an email. Literally 4 minutes later my cell phone rang, and it was Alex. I set up an interview with Alex for later that same day with myself, my husband, and my sister. During our discussion all 3 of us were impressed by Alex’s genuine familiarity and detailed knowledge of the positive attributes of not only Fort Myers Beach, but of my father’s building. Alex was very interested and enthusiastic about representing us, which made us feel as if we would be working with someone who would help us, which was important to me, especially as a trustee, living 3,000 miles from the property. As a result of the interview, we gave Alex and his partner, Fabio Galafati access to my father’s unit and requested that they walk through the unit and make a list of the items we should plan to attend to. Alex and Fabio not only made a list, they took videos and photos of exactly what needed to be fixed, replaced, or upgraded. Then they sent the information to us and arranged for a time to discuss it with us in detail. This was a dream come true for my husband who manages our own rental property in California and wanted to understand the scope of this project before we arrived. We had not yet listed with Alex, yet he and Fabio were already sharing their knowledge with us and guiding us through the steps we needed to take to be successful. They told us where to shop for accessories for the unit, to give it a more coastal feel. Alex provided several examples for us of what other sellers had done in the past to attract buyers to their property through refreshing their décor. They introduced us to their network of handymen and contractors, who my husband was able to contact and discuss projects with, before we left California. As you can imagine, I was very interested in signing up with Alex and his team. Once I indicated that I wanted to hire Alex, that’s when I met his very friendly and efficient transaction processor, Chantelle Muschette and she provided me with all the paperwork. When I received the paperwork, it was very different from what I was used to in California. I called Chantelle and she set up a meeting with Alex for me the next morning where, over the phone he walked me through the paperwork, line by line, literally. He patiently and thoroughly answered all my questions, which was very important to me as trustee, representing the interests of not only myself but my 3 siblings. My husband and I arrived in Fort Myers Beach on Sunday Oct 17, and Alex and Fabio came over to our unit on Monday to introduce themselves to us and my sister in person. We talked more about the changes, repairs, and upgrades that they suggested. Throughout that week, Alex and Fabio stayed in touch with us, checking in and offering their help and assistance. We followed 90% of what they told us to do. We worked non-stop, because Alex had arranged for the videographer to come over Friday Oct 22 at 12 noon, and we were planning to fly home to San Francisco on Sat Oct 23 out of Fort Lauderdale. Throughout the week we did interact with Alex’s contractors and handymen. They were very professional and thoughtful. They quickly provided us with bids for the work that we were considering. The bids were very reasonable, and my husband liked all the people he met with. We ended up not starting any projects with them not because we were hesitant in any way, it was just a matter of time. In the end we decided to list “as is” verses doing any remodeling. As the week came to a close, Fabio was keeping in close touch with us, letting us know when the showings would occur, helping us to sort out all the keys to the unit and also taking the Warranty deed to the title company for me. When Friday at 12 noon arrived, we walked out of the unit for the last time and Alex and Fabio brought in the first prospective buyer. We headed to the airport in Fort Lauderdale knowing that the condo was now in the competent hands of Alex and Fabio. We arrived at our hotel in Fort Lauderdale, took a shower and went to dinner. While at dinner the phone rang, and it was Alex. To our surprise we had an offer on the condo, we had listed for $399K and the offer was for $427K, as is. We were stunned, we could not believe how fortunate we were. True to form, Alex gave us his undivided attention, he corresponded with us throughout the next day, very early in the morning before we boarded the plane (I think our first call was at 6 AM ET) and when we arrived home in San Francisco, helping us to craft our counter offer. The counteroffer was accepted, and we were in contract. Shortly thereafter I was introduced to Adrienne Graeber and Tatum Torchia-Pate from Sun National Title Company. These two title officers are the epitome of professionalism and efficiency. They were incredibly helpful, competent, and organized. I felt lucky to be in their capable hands during the paperwork portion of this transaction and I can only conclude that Alex attracts highly successful team members, and I clearly benefited from their knowledge and attention to detail. The end of the transaction involved the final inspections and walk through which Fabio oversaw as I was unable to be there. When one of the utility rooms was missing a key, Fabio tracked down the on-site maintenance person for the condo complex, obtained the key, ran down to the Sun Hardware in Santini Plaza, and made a copy for the prospective buyers. I think the most remarkable thing about working with Fabio is that when he is clearly going out of his way to do something “above and beyond”, he makes you feel as if it is not a problem and he is actually enjoying helping you solve your dilemma. I know this because not only did Fabio help with the missing key, he returned the equipment to Comcast for me with the same polish and grace. When I was calling Fabio from San Francisco, desperate for some help and assistance, Fabio always made me feel like he was just down the street, running an errand for me. In conclusion, the transaction closed on November 23, 46 days after I first contacted Alex King. I highly recommend Alex King and Fabio Galafati from Premier Plus Realty. The reason that they are successful is because they treated my $427K transaction with the same level of care, concern, and importance as you would expect in a multi-million-dollar transaction. I did not know either of them before that morning when I found Alex online, and I feel so amazingly lucky to have worked with them on my sale."
